Independent formula & assumption audit

Recalculate the core payment or growth path with a separate browser-local formula layer. It reads the existing inputs, does not fetch live rates, and does not replace the primary calculator.

Set the finance assumptions above, then refresh this audit.

Core borrowing, saving & investing workflows

Start with the broad calculator that matches the decision, then move to a specialist only when the loan structure, cash flow, tax treatment, debt strategy or savings goal genuinely changes.

How to use the Loan Calculator

Start with the amount, APR, and term. The monthly principal-and-interest payment updates immediately. Open Extra payments & fees when you want to model an extra monthly payment, lender origination fee, other upfront costs, or a real first-payment month.

Fees, proceeds, and payoff date

An origination fee entered as a percentage is shown separately from the scheduled loan payment. The amount received estimate subtracts that fee from the stated loan amount without changing principal-and-interest payments. The projected last-payment month uses the selected first-payment month and the simulated payoff duration.

Planning limits

This is an estimate, not a lender quote. Some lenders finance fees instead of deducting them from proceeds, and variable rates, irregular timing, insurance, taxes, deferment, prepayment rules, or lender-specific rounding can change actual costs.
