Mortgage APR Calculator

Compare two fixed-rate mortgage offers by note rate, estimated APR, points, finance charges, amount financed, monthly payment, and borrowing cost over the years you expect to keep the loan.

Offer-comparison APR workspace

Put rate, points and finance charges on the same scale

Estimate regular fixed-rate mortgage APR for two offers, then compare what the fees mean over the full term and over the years you actually expect to keep the loan.

Do not dump every closing cost into APR

Use the APR-included field only for charges you are intentionally treating as finance charges for this estimate. Put appraisal, title, recording, taxes, homeowners insurance and other costs you are not treating as APR finance charges in the separate closing-cost field. Actual legal classification can differ by transaction.

Loan Estimate cross-check

Mortgage APR appears in the Comparisons section of the Loan Estimate. Enter that disclosed APR above to see the gap from this model instead of assuming the estimate must match.

Method & limits

Regular fixed-rate monthly-payment model

  • The scheduled P&I payment is calculated from the full loan amount and note rate.
  • Discount points and other entered APR-included upfront charges reduce the amount financed used in the APR solve.
  • Any required monthly charge you enter is added to the payment stream for exactly the number of months you specify.
  • The APR is solved as the nominal annual rate (monthly actuarial rate × 12) whose discounted payment stream equals the modeled amount financed.
  • This is designed for a regular fixed-rate monthly payment stream. Odd first periods, adjustable rates, changing payments, financed fees and transaction-specific legal classifications can require different treatment.
  • Your creditor’s Loan Estimate or Closing Disclosure is the authoritative transaction disclosure; use this workspace to understand and compare, not to replace it.

Compare mortgage offers on more than the note rate

APR is a broader borrowing-cost measure because it combines the payment stream with certain finance charges. Use the two-offer workspace to see how discount points and entered APR charges change amount financed and the annualized cost of credit.

APR does not answer every comparison question

The regulatory APR assumes the disclosed payment structure over the loan term. The separate holding-period view shows entered upfront costs plus interest and required charges through the horizon you choose, without treating principal repayment as a borrowing cost.
