HELOC Payment Calculator

Model the full HELOC lifecycle: interest-only draw payments, future draws, voluntary principal, repayment payment shock, variable-rate stress, fees, equity/CLTV context, payoff timing, schedule export and fixed-rate comparison.

HELOC payment shock, rate risk & payoff studio

Model the draw period and repayment period separately, then stress-test the variable rate, future draws, voluntary principal, fees and home-equity context. Nothing is sent to a lender and no live rate is assumed.

1. Core HELOC terms

Use the balance actually outstanding, not the total credit limit. Draw-period interest and repayment math are modeled from the assumptions below.

2. Real-world behavior and cost

Bankrate-style payoff planning is more useful when future withdrawals, voluntary principal and annual fees are not silently ignored. The annual fee input is applied once per entered draw year in this generic model.

—Interest-only payment now
—Scheduled repayment payment
—Payment jump at repayment
—Repayment payment at +2 pts
—Balance when draw period ends
—Total modeled interest
—Modeled annual fees
—Repayment months with extra principal

3. Rate-shock ladder

Because most HELOC APRs are variable, a single payment number is incomplete. This ladder holds the other assumptions constant and moves the rate.

4. Home equity / CLTV planning context

This is a generic planning check, not an approval rule. Enter your own max CLTV assumption instead of treating any lender’s published limit as universal.

—CLTV if the full entered line were counted
—Line headroom at the entered max CLTV
—Current balance / entered line utilization
—Fixed-rate comparison payment on end-draw balance

5. Payment schedule

The table shows the first 12 months, annual checkpoints, phase transition and final payoff. Export CSV for every modeled month.

6. Compare scenarios in this session

Save up to six variants while you change balance, rate, term or extra principal. These comparisons are memory-only and disappear when the tab closes.

Truth boundary: this is an educational planning model, not a lender quote, underwriting decision, rate feed, tax opinion or financial recommendation. HELOC agreements can use different minimum-payment formulas, rate floors/caps, introductory rates, fixed-rate sub-balances, annual or transaction fees and draw rules. Compare the assumptions here with your actual disclosure before relying on the output.

What a useful HELOC calculator should show

Draw and repayment are different phases

Interest-only draw payments can look deceptively small. When the line enters repayment, principal and interest must usually be paid over a finite term, which can create a sharp payment increase.

Outstanding balance is not the credit limit

Interest is generally driven by the amount actually borrowed. The line limit matters for utilization and equity context, but substituting it for the current balance can materially overstate payment cost.

Variable rate means one answer is not enough

A HELOC rate can move with an index plus a lender margin. Stress-testing several APRs is more informative than presenting one fixed-rate result as though it were guaranteed.

Extra principal can reduce payment shock

Voluntary principal during the draw period lowers the balance that later amortizes. Extra repayment principal can shorten payoff and reduce modeled interest, subject to the lender’s payment rules.

Future draws change the path

A line of credit can be used repeatedly during the draw period. The Studio can model a simple recurring future draw instead of assuming the balance never changes.

CLTV is context, not an approval promise

Combined loan-to-value can help frame available equity, but lender limits vary by property, occupancy, credit profile, line size and program. Use the editable planning threshold rather than treating a generic percentage as universal.

Practical guide and verification

HELOC payments depend on the phase

Home-equity lines of credit can have a draw period and a repayment period with different payment rules. Some draw periods may be interest-only while later payments amortize principal.

Variable rates change the result

Many HELOCs use variable interest rates tied to an index plus a margin. A payment calculated from today’s rate is a scenario, not a guarantee of future payments.

Common mistake

Do not model the credit limit as though it were the outstanding balance. Interest is generally based on the amount actually borrowed, subject to the lender’s terms and fees.

How to use this HELOC Payment Calculator

Model an interest-only draw period followed by amortizing repayment, with total-interest estimates and an explicit fixed-rate limitation.
