How to use the PMI Calculator

Enter home value, down payment, mortgage rate and term, plus an estimated annual PMI premium rate. Choose an 80% or 78% LTV modeling threshold to estimate how long that entered premium would remain in the schedule.

PMI rules are not just an LTV formula

For many conventional mortgages, federal rules distinguish borrower-requested cancellation around 80% of original value from scheduled automatic termination around 78%, with conditions and exceptions. Actual premium pricing and cancellation are controlled by your loan, servicer, insurer, payment status, property-value rules, and applicable law.

PMI depends on the loan program and servicer rules

Conventional mortgage insurance, FHA mortgage insurance and lender-specific products do not share one universal cancellation rule. Use the calculator for scenario planning, then confirm the actual note, appraisal requirements and servicer policy.

Loan-to-value changes for more than one reason

Scheduled principal payments lower the balance, but a new appraisal or property-value change can also alter LTV when rules allow it. Keep the value assumption separate from the amortization balance when evaluating a cancellation milestone.

Monthly PMI rate is an assumption

The annual PMI percentage can vary with credit profile, occupancy, loan term, LTV and insurer. Replace example rates with the quote or disclosure for the actual loan before using the monthly cost in a budget.

Cancellation timing is not the same as automatic termination

A borrower-requested cancellation threshold and an automatic termination threshold may be different. Treat 80% and 78% scenarios as separate milestones and verify which one applies to the specific mortgage.
